T1 – New office building in Trappentreustrasse, Munich

In the immediate vicinity of Donnersbergerbruecke bridge, Phoenix Real Estate is developing, on behalf of R+V Versicherung, the new office and commercial building, "T1", which establishes the corner of a downtown perimeter block. The 10-story office tower accentuates the crossroads and creates, together with the high-rise "Central Tower" opposite, a portal-like effect on Landsberger Straße. The office building – with retail uses on street level and two levels of underground parking – displays a mostly open-space office plan of high workplace quality, which is increased by roof terraces turning away from the noisy street. The façade is planned to be a double façade composed of generously proportioned windows, with the inner windows opening, so that people working here remain protected from the noise.
